The process

How selling your Las Vegas house to us actually works

No mystery, no high-pressure script. Here is the entire process, including the parts most companies leave out — like how we make money and what happens if you change your mind.

How it works

Three simple steps, no pressure at any point

Most sellers go from first conversation to cash in hand in about two to three weeks. You can stop at any step — there's no obligation until you sign.

  1. 01

    Tell us about your property

Share the address and a little about the house — its condition, whether anyone is living there, and how soon you'd like to sell. A short call or the form on this page is all it takes. Nothing is committed and nothing is signed.

  2. 02

Get a fair written cash offer, usually within 24 hours

We look at recent sales nearby, the work the house needs and what it will cost to make it right — then send you a written offer that shows how we got to the number. Take your time with it. Ask us questions. Show it to anyone you like.

  3. 03

Pick your closing date and get paid

When you're ready, a licensed Nevada title company handles the paperwork and the money. You choose the date — as soon as a couple of weeks, or later if you need time. We cover the clean-out; you just take what matters to you.

Step by step

What to expect, from first call to cash in hand

Most sellers are finished within two to three weeks. If you need longer, that's fine too — we'd rather wait than rush you into something.

  1. Your first call, usually 10 to 15 minutes

We'll ask about the property, the condition, who's on the title and how soon you'd like to sell. You can ask us anything — including how we make money. No decision is expected on this call.

  2. We look at the house

Usually a short walkthrough so we can see the roof, the systems and the overall condition. If you live out of state, we'll do a drive-by and ask you for photos instead.

  3. You get a written offer

Typically within 24 hours of the walkthrough. It shows the price and how we arrived at it, and it's yours to think about as long as you need.

  4. Escrow opens with a Nevada title company

The title company searches the property, identifies anything recorded against it and prepares the paperwork. You'll see a settlement statement before you sign anything.

  5. You choose the closing date

As soon as about two weeks, or as far out as you need. You can stay in the house until closing, and we handle the clean-out afterwards.

  6. You get paid

Funds are disbursed when the deed records. Any remaining mortgage, liens or fees are paid from the proceeds as shown on the settlement statement.

What we need from you

Less paperwork than you'd expect

You don't need a survey, an inspection, repair estimates or a clean house. Here's the whole list.

  • The property address (that's enough to start)
  • A rough idea of the condition — a few photos help a lot
  • How soon you'd like to sell, if you have a deadline
  • Whether anyone is living in the house
  • If there's a mortgage, roughly what's still owed
  • The names of everyone on the deed

Missing some of it? That's normal. We'll tell you what's absent and wait while you gather it.

Before you decide

Questions worth asking any cash buyer

Including us. A company that resists these questions is telling you something.

Will you put the offer in writing, with the math shown?

Do you buy the house yourself, or assign the contract to someone else?

Is there earnest money in escrow, and what happens if you walk away?

Can I see the settlement statement before I sign anything?

What's your Nevada license or registration number?

What happens if I need to change the closing date?

Situations

Not sure whether your situation qualifies?

Most of the calls we get are about one of these. None of them disqualify you.

Ready when you are

Start with a conversation, not a commitment

Tell us about the property and we'll come back with a written offer and a plain explanation of your options. There's no obligation and no follow-up pestering.
