Unpaid HOA assessments that turned into liens, medical or credit card judgments, contractor mechanic's liens, back property taxes, water district charges, and deeds that still list someone who has passed away. Sometimes the seller doesn't even know an old lien exists until the title search surfaces it.
Recorded liens are generally paid from the sale proceeds at closing, so they don't need to be paid off out of pocket first. If more is owed than the house is worth, that's a different conversation and we'll tell you honestly whether we can help.
We open escrow with a Nevada title company that runs the search, identifies what's on record and tells us what needs to be cleared. If documents need to be signed by an heir, produced by a court, or recorded before closing, we can hold the escrow open while that happens. We don't give legal advice — for anything requiring a court order or an attorney, we'll tell you what we need and let you bring in the right professional.
